I used to live on Underhill Road in East Dulwich. Quite quiet, not too far from the cool end of lordship lane. Transport is a ball ache though butnever used to bother me since I’ve never commuted in the normal sense. Bellenden road area of Peckham is cool too.
you have to live in a road with bellend in the name, your mrs will understand, go for it.

I used to own a house in Claverdale rd, not sure if you would count that as Tulse hill or not, I still pop round there as I have a good friend there. I would happily live there again, you do have the estates a bit further down the hill, but there are also now private estates opposite and plenty of commuters walking down the hill to the tube.
Firstly in London you have to pin down an area, for example most people who would say they live in Brixton actually live in Stockwell (SW9) even Brixton tube station is in SW9.
SW2 (Brixton) is the up-hill area south of what is called Brixton and as you guessed there are plenty of good streets about, even Railton * road is becoming up-market now, but I doubt you would be saving that much over Stockwell.
I would stay away from Loughborough Junction, but even then you only have to walk up the hill a bit and there are some nice streets.
For fast links to Victoria would you consider going out a bit further, it’s probably quicker to get to Victoria from East Croydon than almost anywhere, with some nice roads towards Addiscombe and South Croydon within easy access to the Station, not so easy to get to Slough unless you head south for the M25 but it does add up the mileage.

i dont think you’ve done your research very well, thats a good budget and there’s plenty around here. although i dont look to move i always keep an eye on the rental prices around here, just in case. i can guarantee you it hasnt moved in more than 2 years.
good trick to keep in mind also is to offer to pay loads of rent in advance, at reduced price. everyone likes a stable tenant.
Streatham’s not that bad, trains into Victoria from Streatham Common & Streatham Hill are pretty frequent & it only takes 17mins from either, or it’s just one stop on both to Balham & you’re onto the Northern line.
Getting to Slough from here is surprisingly easy too, not that I’ve been there (shudder! :pinch: ), but I had to go out to Reading for a week a couple of months back for a training course & that only took around an hour without pushing it.
For your budget you could well get something with at least off-road parking if not a garage.
I have a 4 bed with large garage for less than that budget .
Peckham is just as far from Slough as east dulwich, it’s pretty easy to get to slough, just straight along the a202 to vauxhall, embankment, earl’s court and you’re on the A4…
I live in Tulse Hill, bought a flat here nearly 5 years ago, not had 1 incident at all. My wife is a sweet little American Lady, and wouldn’t be keen on living in a 'rough, area,!! I think generally if you look at Tulse hill station, as long as you the station side of the 1 way system, there are some really nice streets. I live on Elmcourt road, so it’s a2 minute walk to the trains, but generally most roads that go off Thurlow Park Road are really nice.
There is a nice little farmers market every last Sunday, some nice little stores and cafes. Stay close to The west dulwich side and lull be very happy. I’d agree that West Norwood is a bit of a **** hole though.
Just actually remembered that every now and then if I leave my Vespa out the front of the house, some little rungs try and nick it, but I’d honestly expect that almost anywhere in London.

Tulse hill is like all of south east London, some good bits and some not so good bits, same as stockwell i suppose. The Brockwell park side of tulse hill is better I believe.
I live in the south side of Peckham rye, called nunhead and close to Brockley. You have 4 overland trains to choose from that go to all the main railway stations (including Kings Cross if you don’t fancy using your bike). You will get lots for your money and it’s pretty friendly. Decent pubs in east Dulwich too.
If you get a small house or a downstairs flat you will get a front bit with wall you can keep your bike behind (I’ve got mine on an anchor in the wall). Insurance is pricey, although I can’t imagine Tulse hill is much better.
The ride to the A4 is easy as all of the roads to vauxhall have got bus lanes you can use.
I’ve lived in the area for 10 years, now with kids, and we love it.

Tulse Hill to Bromley takes about 10 minutes on the bike…
Bromley South direct to Victoria takes just 18 minutes on the train on a good day.
I assume you ride to Slough so we’re talking 35 miles commute each way.
Have to agree though you’d be better off out to the West of London- given where you work…
I get so fed up with people rubbishing Tulse Hill - just look, there are wonderful houses, nice streets. Monthly street market. I have lived here for years and have had no problems and yes you do get a lot for your money when you get a flat, that is why we live here. Look around and see what there is. Join Google Alert for Tulse Hill and see what happens in the area. Brockwell Park is wonderful. Getting to Waterloo is just a 68 bus ride, sometimes good, sometimes horrible. The buses to Brixton are plenty. The Railway is a good pub and we have Bubbas restaurant that has a chef from the Ivy - so not bad.
We’ve just put down the money to take a place of the market, so Tulse Hill it is! Takes 1 hour from there to Slough - actual timings, not Google Maps - so will keep you all informed for BBQ etc.

I live in Streatham Hill and know Brixton, Tulse Hill and the area really well.
One of my best friends has lived on the Upper Tulse Hill road, near the school, with her partner since 2002. The only incident they have ever had was a drunk driver crashing into the wall. My landord used to run a supplementary school on the Tulse Hill estate at the weekends and he never had any trouble there. Most of the trouble in the area is gang related and not directed at ordinary folks. It’s close to Brixton, which has a great cinema, good range of shops, restaurants, vibrant market, plus also excellent transport links - BR, Victoria Line tube and buses to all over London.
I like Tulse Hill, have been to a few nice pubs round there - it’s bang next to Brockwell Park - which has festivals every summer and a cafe / skaeboard / mountain bike area. Compared to what the area used to be like ten years ago - it’s way better.
Now… I’m pretty sure that a while back Hels said she was going to open an Espresso Bar at her place, which would make the Streatham area more appealing…
