Im trying to find out where to start investigating who owns a road/rights of passage/parking restrictions etc etc.
Long story short if any of you know HG Welling, we have a little side road / alley if you like for our customer and staff parking, and we have every man and his dog parking down there restricting our customer parking.
However i may be jumping the gun abit as I assume that we would have right of way / parking down the alley.
Any ideas who I would need to contact / talk to about putting enforcement down the alley to stop these scumbags nicking my customers parking.
Land Registry is the right answer. Well, as a cheap starting point.
In theory, every bit of land in ther country is owned by someone and, eventualy, all ownership will be recorded. All the information is Public Domain and available on line for a small fee from L.R. (Credit cards accepted.)
Problem: Your only obliged to register the title when there is a change of significance. (Ownership, Rights of Way, loans against the property value, and the like.)
If there has been no significant change in the last 30 yearssay (in Welling) there may be no record yet at LR.
HG almost certainly took out a lease when they took the property and the solicitors working for HG will (bl**dy well should have) done thorough searches prior to the lease being signed.
So: The solicitors should already know the answer. But will probably want a fat fee for looking up what they already know.
I’ll bet you Land Registry is cheaper as a start point. Only go to the solicitors if that fails.
